What type of projects do you specialise in?

We specialise in loft conversions and rear extensions. We have delivered amazing results for both houses and apartments looking to increase space. 

How much room does a loft conversion and extension usually add?

It depends on the size of your building but to give you an idea, usually around 40 cubic metres (double bedroom and en-suite) for a terraced house, bit more for semi-detached and detached houses (possibly 2 x double bedrooms). 

A ground floor single storey rear extension can add around the same and depends on your garden size. We have built rooms of 2m x 2m and even 12m x 15m. Enough for a large kitchen, dining area, breakfast bar and even seating area (if size permits!). 

How much does it cost?

Again, all depends on the size and how complex the job is - we don't want to rush on any finishes as we take pride in quality and also want you to spread the good word! 

The price of everything has gone up and unfortunately so has the cost of materials and building labour! 

We quote on labour and for base materials, which means that we will estimate the cost of works (no of days) and the cost of materials (don't worry we provide receipts) needed to do the base/foundation work which includes things like timber, bricks, steels, wiring (other boring bits) and all the extra help we'll need such as scaffolding, diggers, skips etc.

Our work is to building regulation (and beyond) standards and we will also certify any electrical, plumbing, gas and water work. 

 

Prices for loft conversions can range from £30k-100k. The average being around £50-60k. 

Single storey ground floor extensions range from £30k-150k. The average being around £60-70k. 

Do you help with drawings, planning permission and all the complicated Council stuff?

Yes, we do. 

In our first meeting/inspection, you tell us what you need help with such as design, drawing, architect plans and planning permission and we will help you! 

We have a team of Architects who we recommend, however we can guide you as to what needs to be done and you can find your own! 

We will have 2-3 meetings before the work starts to make sure we understand your plans fully. 

Then the payment schedule is agreed, we charge on a weekly basis and provide a breakdown of works in a timetable. 

Once we start work, we will update you every week on progress!
